Liverpool law firm MSB Solicitors is playing a key role in three prestigious residential developments in the city centre.
MSB’s off-plan sales team is working with the developers of 8 Water Street, Colonial Chambers and Reliance House.
In total, the value of developments tops £30m and will comprise almost 300 separate apartments offering the best in city-centre living.
The former home of insurance giant Aviva, 8 Water Street, will become known as The Residence at 8 Water Street.
The £12m scheme consists of 94 individual residential units split into studio, one and two-bedroom apartments.
Outside spaces are also available to residents on the second and fifth floors in the form of a roof garden offering spectacular views of the city.
Plans for Reliance House, also based on Water Street, could see the building extended upwards to in a £15m scheme that will see 100 new apartments introduced to the market.
Developer Legacie has proposed plans to extend the front of the building facing Water Street by two storeys, whilst a further three storeys would be added to the rear of the building facing Old Church Yard and Tower Gardens.
Legacie plan to sell the apartments off-plan to buy-to-let investors and private buyers. They will be priced between £120,000 and £180,000.
A Legacie spokesman has said: “It is a stunning, classic building but it had never been residential before.
“We saw its potential straight away in terms of the way it looks. It has a beautiful Portland Stone frontage and it is nicely-proportioned with high ceilings which give a real sense of space.
“From a developer’s and buyer’s point of view it really is a prime spot and a prime building.”
Both of the above developments are located in the rapidly-changing Water Street area, which was was once the heart of Liverpool’s central business district.
However, in recent years, as the business district has migrated towards Old Hall Street, both Water Street and nearby Castle Street have becoming thriving centres for trendy bars, restaurants and hotels.
Notable venues close by include Tune Hotels, events space District House and popular Indian restaurant chain, Mowgli, who MSB also acted for.
MSB is also acting for developers of Colonial Chambers in Temple Street on an £8m scheme that consists of 94 individual studio apartments. The development is perfectly situated for people wanted to make the most of the city’s thriving business and leisure districts.
The site is a former Victorian tea warehouse that has been carefully converted to the highest residential standards, offering the best in contemporary, urban living while retaining many of its original features.
MSB is responsible for managing through the sales on behalf of the developers to the investors, who are mostly from overseas. All investors are private and the apartments, in the majority of cases, will be sold on a buy-to-let basis.
Beth Conway from MSB’s commercial property team has taken on a key role under the supervision of commercial partner Brad Armstrong.
The firm’s residential and plot sales department is headed by Neil Kelly and regularly deals with the acquisition of residential development sites, planning agreements and conditions, adoption agreements and all aspects of residential site set up.
